Property taxes have increased at twice the rate of inflation this decade. However in the last year every major national index recorded a drop in home prices.  But don’t expect your tax assessor to automatically reduce your assessed value.  Fewer than one in 50 homeowners try to appeal assessments - even though up to 60% of properties are overvalued by assessors.

Tax rendition services charge hundreds to thousands of dollars to file assessment appeals.  Now, for less than $30, Property Tax Manager.com can help you reduce your own property taxes by documenting lower current market value for your property.  A lower assessed property valuation can reduce your taxes for years to come. Get started by simply entering your property address below - this could be your wisest investment all year!

Preliminary Market Evaluation

Find out what homes are selling for in your area by using this FREE search provided by Zillow.com.  This will give you a rough idea of the current market value.

Determine Current Assessed Value

Look at your most recent property tax bill to determine the assessed value of your property.  Alternatively, Zillow (step 1) reports assessed value and you can often find your property value online from your county tax assessors website (tabs above).

Estimate Potential Tax Savings & Prepare Appeal Request

If the assessed value is substantially greater than the estimated market value, see the state property tax appeal site for general information (left) or go to your county/township assessor’s website (tabs above) to find detailed appeal process instruction,  application date information & forms.

Note that the appeal process varies by jurisdiction.

It is very important to investigate the process, filing time requirements, and required documentation prior to spending any money on a property evaluation report.  Also note that some jurisdictions require an in person meeting with the assessor prior to commencing, or during the appeal process.  Check with your assessor’s website for information about your jurisdiction’s appeal process.

Am I required to meet with the assessor?

Depending on the jurisdiction, you may not be required to meet with the assessor before appealing, although it is often recommended. Minor errors and misunderstandings can often be corrected by meeting with the assessor without initiating a formal appeal.

What should I expect if I meet with the assessor to informally discuss my assessment?

You should ask questions that will help you understand the assessment process and how your assessment was determined. An informal discussion with the assessor can often resolve a problem prior to a formal hearing.

à Ask the assessor to show you the records for your property and to explain how your assessment was determined.

à Ask any questions that will help you understand the assessment process. Municipalities must provide instructional pamphlets at open book which explain the assessment, taxation and appeal processes.

à You should ask about the data on your property. Make sure the size, age, condition, number of bathrooms, and other physical characteristics of your property are correct. Also, if you know of recent sales of property in your neighborhood, bring them to the attention of the assessor.

How long does an appeal take?

Check with your local assessor’s office. This depends on assessor workload, date filed, the local tax assessment calendar, appeals board meeting schedules etc.  It is important to carefully review information on your Tax Assessor’s website.
